Negative: maybe(!) location. we came to visit NY, and after 18k steps of manhattan, the trip back home seemed longer than the legs could take. but they did take it 😊

Vacanza con 2 famiglie perfetta Positive: Questo alloggio è perfetto per gruppi di 7-8 persone. Gli spazi sono ampi e confortevoli, ideali per rilassarsi insieme dopo una giornata intensa trascorsa a esplorare la città. La cucina è grande e completamente attrezzata con elettrodomestici moderni e di ultima generazione: frigorifero con freezer, lavastoviglie, macchina per il caffè, tostapane, forno a gas e microonde. Anche i due bagni, seppur non spaziosissimi, sono funzionali e più che sufficienti per le esigenze di un gruppo numeroso. Un plus non da poco è la presenza di una grande lavatrice e un'asciugatrice di nuova generazione, che permettono di lavare e asciugare i panni in poco tempo. La posizione è strategica: la vicinanza al treno leggero NJ Transit, che si collega comodamente alla fermata PATH per Manhattan, rende gli spostamenti verso la Grande Mela estremamente pratici. Tuttavia, il vero punto di forza di questa struttura è l'eccezionale disponibilità e gentilezza dell'host, Luca. Al minimo bisogno o per qualsiasi esigenza particolare, Luca è sempre pronto ad aiutare e a risolvere ogni problema con prontezza. Un ringraziamento speciale a Luca per la sua preziosa assistenza! Would definitely recommend Luca”s place to anyone who wants to visit NY and stay at a quiet place to rest after sight seeing. Close to the train station as described. Had everything as described. Host provided us some beers in fridge, which was a nice touch.( Thank you Luca) Things to Note: 1) we had two young kids and rented a car for their comfort and street parking after 10 PM is a hassle. As long as we were home before 10 PM we found parking easily on the same street.

I would prefer to stay at Luca’s residence than any place in New York. The location is perfect you can see the whole city of New York right across the water, the home is renovated & very nice also very secure & safe. I highly recommend because I will be back

parking gets harder to find the later you come back but other than that the home was beautiful and had great amenities and a good walkable area. 10/10 would stay again.

Such an excellent location, we could have stayed there our whole trip. Luca is a very responsive host, and answers questions promptly. Accommodation is excellent with all the amenities, including dishwasher pods and washing pods. So handy! The location is great, we took advantage of the proximity to NYC. For the Statue of Liberty tour, we boarded New Jersey side, did the tour then took the ferry on to NYC. So convenient! Thanks Luca for making this a great trip for our family from Australia, our first time in the snow ❄️⛄️

The place is ok the surrounding is not Positive: The house is clean. Perfect for family vacation Negative: The next door house is supper loud. The wall is thin and I think they have kids. They run around non stop. It’s pretty hard to sleeve. The heater upstairs is super strong. It’s too hot but too cold at the basement. You’re not allowed to touch the temperature and even to turn off the light at the living room. The neighbor is ghetto. Two uber warn us to not go out at night alone because it’s super dangerous.

Die Unterkunft ist gut ausgestattet, und Luca war freundlich sowie hilfsbereit. Leider gab es einige Mängel: Die Sauberkeit liess zu wünschen übrig (viel Staub, verstopfter Duschabfluss durch Haare). Die Türe zum hintergarten war eine ganz normale Zimmerzüre und liess sich nicht richtig schliessen, was ein Gefühl der Unsicherheit erzeugte. Zudem war es in der Wohnung, besonders im unteren Stockwerk, sehr kalt, und eine Temperaturerhöhung von 1° brachte kaum Verbesserung (kann nur von Luca angepast werden). Die Umgebung wirkte ebenfalls wenig einladend und unsicher.

Negative: -elektrischer Kamin im Wohnraum defekt -zu wenig Schränke -zweites Schlafzimmer Bett nicht neu bezogen -Schlafcouch im dritten Schlafzimmer defekte Feder, Liegen unmöglich Anzeige bei Vermieter, am Abend kam Putzpersonal, Übergabe ausreichen Handtücher, frische Bettwäsche für Bettwäsche im Souterrain, Versuch Schlafcouch zu reparieren, alternativ Auflage eines Toppers- Liegen unmöglich, alternativ Luftmatratze auf Kellerboden- abgelehnt, weil viel zu kalt Zusage, dass Vermieter sich kümmert- keine Kontaktaufnahme mehr Keine Zwischenreinigung, kein Besen, Staubsauger o.ä. vorhanden

Clean home with no parking within 2 blocks of the home

Positive: Gute Anbindung an New York. Schöne Wohnung. Netter Vermieter. Negative: Das dritte Zimmer ist nur ein Durchgangszimmer ohne Bett, aber mit Schlafcouch bei der eine Feder defekt ist. Dies merkt man trotz Topper leider Hätten wir das gewusst, hätten wir nicht gebucht. Unsere Erwartung war ein drittes Zimmer mit Bett wir in der Beschreibung.

Es fehlt das 3. Schlafzimmer! Im Großen und Ganze war es okay. Positive: Die Wohnung hatte eine gute Lage, um nach Manhattan zu kommen. Die Tram (HBLR/Garfield Avenue, max. 10 Minuten Fußweg) fährt zum Exchange Place, von wo aus man mit der PATH nach Manhattan gelangt. Der obere Bereich (Wohn-/Essraum mit offener Küche, 1 Schlafzimmer) hat viel Tageslicht. Vom Schlafzimmer geht es in den leider nicht so einladenden Garten (er müsste mal gepflegt werden). Die Katzen der Umgebung haben sich aber über die Kissen auf den Gartenmöbeln gefreut. Für uns war es nicht so schlimm, da wir fast den ganzen Tag unterwegs waren. Wenn man nicht unbedingt 3 separate Schlafzimmer benötigt, ist es eine ansprechende Unterkunft. Hinweis: Wenn man mit dem Auto da ist und spät nach Hause kommt, kann es sein, dass man etwas länger nach einem Parkplatz in der Umgebung suchen und notfalls ein bisschen zur Unterkunft laufen muss. Es gibt keinen direkt zu Unterkunft gehörigen Parkplatz. Man darf zu bestimmten Zeiten entweder auf der einen oder der anderen Seite der Straße NICHT parken, da zu diesen Zeiten die Straßenreinigung kommt. Ggf. kann man aber morgens (hier bis kurz vor 8.00 Uhr) das Auto auch noch umparken. Auf jeden Fall im die Schilder beachten! Negative: Die Wohnung hat *KEINE 3 Schlafzimmer*, sondern nur zwei! Es gibt ein Schlafsofa in einem Durchgangsbereich (eine Art zweites Wohnzimmer direkt an der Treppe nach unten und auf dem Weg vom unteren Schlafzimmer zum Badezimmer). Dieses Schlafsofa war defekt und somit unbenutzbar (die Federn stachen unter dem Stoff nach oben raus). Die Vermietung hat, nachdem wir Fotos vom defekten Sofa geschickt haben, einen Topper für eine Luftmatratze (!) bestellt. Eine Person musste zwei Nächte auf dem Sofa oben schlafen. Die Vermietung hat sich dann um den Aufbau der Luftmatratze mit dem Topper (im Durchgangsraum) gekümmert. Es war auf jeden Fall besser, als auf dem Sofa. Dennoch entspricht die Wohnung aufgrund des fehlenden 3 Schlafzimmers nicht dem, was wir bewusst gesucht hatten. Wir waren 4 Erwachsene, von denen zwei jeweils ein eigenes Schlafzimmer benötigten und die anderen zwei sich ein separates Schlafzimmer teilen konnten. Dass nun einer zunächst im Wohnzimmer und dann in dem Durchgangszimmer schlafen musste, war nicht wirklich schön. Das innenliegende Badezimmer in der oberen Etage hat den Nachteil, dass einem die Klimaanlage direkt auf die Füße pustet, wenn man aus der Dusche kommt oder auf der Toilette sitzt. Leider kann man die Klimaanlage nicht selber regeln, so dass es schwierig ist, die richtige Temperatur zu finden. Die Vermietung hat zwar versucht, es einzustellen, aber wir vermuten, dass aufgrund der sehr warmen Außentemperaturen immer wieder ziemlich kalte Luft nachgepustet wurde. Wir haben uns beholfen, in dem wir etwas vor die Klimaanlagenöffnung gestellt haben. Leider ist die Klimaanlage sehr laut. Die Tür des Badezimmers im unteren Bereich läßt sich nicht richtig schließen. Sie springt immer wieder auf. Das haben wir allerdings nicht an die Vermietung weitergegeben, da wir mit anderen Dingen (s. o.) beschäftigt waren.

The room was very neat and clean as described in the listing. Luca was very friendly and responsive. The HBLR station is 2 mins walking distance which connects to the Exchange place and the travel to World Trade Centre was barely 15-20 minute from home. This was very helpful for us to reach back from the downtown even on late night.

A perfect place to stay just like described in the pictures in a great location near to train station and close to downtown Jersey city, the host is very friendly and excellent in communication, will definitely recommend this place

Good location, Neighbourhood is not that great, parking some time messed up, near to Air train station, two rooms Are in different levels which create issue in carry big luggage, also no usb and c sockets so in case your are coming then better to keep all charging mediums tol. However we have enjoyed stay overall

Bon séjour dans l'ensemble malgré les désagréments du début et les quelques points négétifs. Positive: Appartement propre, moderne, fonctionnel et super bien équipé. Situé à 5 minutes à pied d'une station de tram pour aller à New York, hyper pratique. Negative: Attention ce n'est pas un appartement 3 chambres mais 2 chambres, la description sur Booking est fausse. Appartement mal isolé, nous avons entendu les voisins du dessus. Pas de possibilité de régler la clim, c'est le propriétaire qui le fait à distance, point super négatif. La clim est ultra bruyante, surtout les appareils extérieurs pour le recyclage de l'air, même la nuit. Le propriétaire n'était pas là à notre arrivée alors qu'il avait confirmé sa présence, mais les échanges futurs se sont bien passés, malheureusement par message whatsapp, dommage que nous n'ayons pas pu le voir, cela aurait évité de perdre du temps à s'envoyer de nombreux messages.

The 9am check out threw a small wrench in the plans, and 50$ for an 11am was a first for me. Some noise from the neighbors was a bit rough on Sunday morning, but aside from that I would definitely be back. Location was great and Luca was very good communicating throughout.

Unterkunft war sehr sauber und nahe zum Bahnhof. Das Haus ist sehr hellhörig und man hört die Nachbarn über einem leider recht laut. Der Zutritt mit der Gemeinschaftseingangstüre war bei Ankunft nicht klar und auch etwas verwirrend. Man möchte ja nicht irgend ein Grundstück ohne Befugnis betreten. Die Küche ist super ausgestattet und man kann aus der Unterkunft sehr gut seinen Ausflug starten. Die Anbindung mit der Bahn ist sehr gut und in etwa 30 - 45 min ist man mit der Bahn am World Trade Center. Luca antwortet super schnell und ist sehr hilfsbereit. Es war eine gute Unterkunft für unseren Aufenthalt.

Loved our stay. The house was modern, clean and we had everything we needed. Location was perfect, only a two block walk to Garfield light rail station for a quick ride to New York City. The neighborhood felt very nice and safe. We had an issue with the lock when we first arrived but Luca came immediately to replace the battery on the door and then no more problems. Luca responded so quickly any time I messaged him, was very friendly and gave me great information. I would definitely pick this house again when I return to NYC. Thank you Luca!!!

Positive: Spacious and comfortable. Negative: 2nd floor tenants. You can hear them walking, moving furnitures and even talking.. So depends on the tenants it can be annoying.

Great place to stay. Has everything you need in a home. Exactly as described. Clean and great for family with kids too. Luca was exceptionally great. Quick response and gives best suggestions and information on how to navigate the city and make your experience great. I would stay there again if I visit NYC/NJC.

It was a very good stay. No issues with the place but parking was challenging every night. I had to park a couple of blocks away, on a shady side street, then get up in the morning and move the car until the family was ready to leave for the days activities. Luca was great to work with though and helped in anyway he could.

Luca’s place was lovely - the split level with a bathroom and bedroom on each level was perfect for two couples. The little enclosed patio was adorable & there were even two adorable neighborhood cats who would visit from under/over the fences (the orange is extremely friendly and would come when meowed to!) Super convenient for a weekend trip to NYC!

Very nice, clean place. Luca was responsive and friendly - the beds were comfy and the TV was huge. :) We’re pretty sure Luca hero-buzzed us in the front door every time we returned (outside lock = my nemesis). Sorry Luca :) We had multiple children staying upstairs working on their sprints. We saw reviews about the noise though, so we had ear plugs. Note: if you will have a car, street sweep is 4 days a week from 8-10AM. If you will get home after 8 during the week, definitely opt for the train / Lyft.

I was very happy during my stay. With the exception of paper towels I didn’t have to purchase anything other than food. The u it was updates and modern. The pictures represented exactly what we saw. Any message I sent was responded to and addressed very promptly. I will return and stay.

Really cute place close to the light rail! Luca was extremely responsive and even came out to help when we had a minor bathroom incident. I do wish there was a tv in the main room upstairs and at least one full size mirror somewhere but other than that we had a great time! My boyfriend fell in love with the fridge and now we are shopping for a new fridge lol

Handling of my emergency situation was utterly disappointing and lacked the care and urgency needed. Positive: Nothing! Unfortunately, I couldn't go for my stay due to the emergency situation I faced. Despite my willingness to provide a medical report or doctor's note to substantiate my situation, their inflexibility and unwillingness to accommodate my emergency were deeply frustrating. They said I will have to loose the money I paid for my stay ($1,376.63). Negative: The insensitive handling of my emergency situation. The property management displayed a shocking lack of sensitivity and inhumane attitude to my situation. This insensitive handling of my emergency situation has left a lasting negative impression on my experience with Booking.com.

We really enjoyed our stay. We wanted to be closer to Hoboken / Newport but here we got much more for our budget - a very spacious property with separate living, sleeping and bathrooms - so a family of four can have privacy when they need it. The kitchen is a standout feature with a very powerful cooking range and fridge/freezer. The property was spotlessly clean. In my opinion, the reviews of the property that mention the a/c and the noise are harsh and slightly unfair. The a/c works very well and is most effective downstairs as you would expect - and Luca offered to set it as we wanted - we stayed for a week in some very hot weather and didn’t ask him to change it once. You can only hear the upstairs guests as they enter/leave the property - but not while they’re in it - and really only if they’re being inconsiderate. The railway stop is Garfield; the 5th stop from PATH and we used it every day. We shopped at the Newport BuyRite and Über-ed home for $12. Highly recommended!

The hosts were exceptional and went above and beyond in communicating with me and helping to resolve any concerns I had. The unit was clean. The kitchen was well stocked. The neighbors upstairs were unfortunately very loud and it was hard to get good sleep without white noise playing. But the hosts did ask them to quiet down and that helped the subsequent nights. The sofa bed downstairs is actually a futon and I would not recommend it for an adult. Fine for a child. The other beds in the bedrooms could comfortably sleep two adults. There's only one TV and it's downstairs, but worked fine and offered all the streaming apps. Overall it was a good stay and the hosts will take care of you. Thank you Luca and Deni!

The unit was clean, pleasant and renovated the only problem was the AC. We communicated immediately with the owner about it and he came to check the unit himself and promised to send a plumber. We checked in on Monday and the plumber came to fix it on Friday!!!! We suffered a lot from the warm and humid place we were not able to sleep at night, our vacation that we saved up for a year was ruined and we really regret renting it. If he told us up front from the beginning that the ac isn’t working, we may found another place Not recommending it at all

Great stay. Unit was exactly as advertised. Very well put together and good amount of space. Conveniently located near the Holland tunnel for easy access to the city by car or public transportation. Parking was not an issue for us. Easily found within a block. Neighboorhood is not the best but surrounding block is decent. Would stay again.

Beautiful apartment, looks just like the pictures. You can also hear EVERYTHING above you from the upstairs apartment including the toilet flushing overhead while in the bedroom. We couldn’t sleep in if we wanted to. The host was super friendly and when we couldn’t find sheets for the futon he came over within hours and put up a raised air mattress. Free street parking is there and the majority of the time we found it within a very short walking distance from the house. We drove a luxury car and had no issues while parked on the streets. The neighborhood is also pretty quiet.

Luca is a great host. The house is very modern and clean. Down the street from the rail station which takes you to the path (subway to New York.) I would recommend anyone visiting New York to check this place out.

A newly renovated Airbnb was very modern looking. An available Street parking was a bit challenging to find. The other unit that the host rents is upstairs can can hear everything so be mindful if you are a light sleeper. Overall really beautiful unit with a beautiful backyard.

I have inky stayed at a handful of air b and residences and this was the absolute best. The place is extremely clean and Luca is very responsive and communicative. For example, we had 5 people, but only a set of towels for 4 people, the next morning, more towels were dropped off. We couldn’t figure out how to manage the thermostat and it was cold, Luca adjusted it for us remotely. It’s those little things that made our stay worth the money. I would rent this place again for sure!

Great place to stay if you are commuting between Jersey and Manhattan. House is clean and spacious, easy to find and actually the smart devices also attracted me a lot. Luca is a terrific host and always responds really fast, he is also pretty helpful while I asked to postpone the checkout time. Worth coming back again.
